Murphys in October 2026: Local Events and a Clear Look at the Housing Market
There's something about October in Murphys.
The weather starts to shift, weekends fill up with things happening around town, and there's usually a good excuse to spend an afternoon downtown.
Whether you're visiting for the weekend, considering buying a home here, or have lived in the area for years, October is a great time to enjoy the community.
I've lived here for 40 years, and one of my favorite parts of helping people understand Murphys is showing them both sides of it.
There's the lifestyle that brings people here.
And there's the housing market, which deserves a little more attention than a quick headline or a single number.
So here's a look at this month's local events, followed by what the latest available market report actually tells us about buying and selling in Murphys.
What's happening in Murphys this October?
October has already brought a few of the area's biggest fall events, and there's still plenty happening around town.
Here are some highlights from earlier this month, along with upcoming events worth putting on your calendar.
Earlier October highlights
- Friday, October 2 - Lynyrd Skynyrd at Ironstone Amphitheatre. Lynyrd Skynyrd, Foghat, and Molly Hatchet were scheduled for an evening of live music at Ironstone.
- Saturday, October 3 - Calaveras Grape Stomp. One of Murphys' signature annual events returned to Community Park, with teams competing in the grape-stomping tradition alongside the Gold Rush Street Faire downtown.
Still on the October calendar
- Sundays through October - Murphys Farmers Market. Held at Murphys Community Park from 9 a.m. to 1 p.m. on Sundays during the market season. Local produce, vendors, and a chance to experience the community outside of the bigger events. This is one of my favorite recommendations if you want a more everyday feel for Murphys.
- October 2–25 - Spirit/Song at Murphys Creek Theatre. A haunting mystery set around a lighthouse, with a story that moves between the past and present. A great option for an October evening. Check the theatre's performance schedule and content guidance before purchasing tickets.
- Wednesday, October 14 - Quill to Act Staged Reading at Murphys Creek Theatre. The theatre's staged-reading series continues at 7 p.m. with Clean Slate. It's an opportunity to see original theatre taking shape, with another reading scheduled for October 21.
- Thursday, October 15 - Longevity & Lifestyle Conference at Ironstone Vineyards. Hosted by the Murphys Senior Center and its partners, this daytime conference focuses on healthy aging, brain health, and lifestyle. The published schedule runs from 8 a.m. to 3 p.m. Check the organizers' registration information before attending.
- Saturday, October 17 - The Murphys Gathering. Historic Main Street turns into a whimsical celebration with costumes, vendors, performers, and plenty of magic-inspired fun. The published schedule is noon to 5 p.m., and it's a particularly fun day to explore downtown with family or friends.
And of course, there's Halloween at the end of the month.
If you're planning to bring the kids into town for trick-or-treating, check current community announcements closer to October 31 for confirmed locations and times.
One thing I always recommend: if you're driving up for a specific event, check the organizer's website before leaving. Schedules, tickets, and event details can change.
The Murphys housing market: What the latest available report actually shows
Now, let's talk about the other side of Murphys.
Real estate.
And before we get into the numbers, I want to make something clear.
The market figures below reflect July 2026 activity, from an RPR report dated September 1, 2026.
This is an October market discussion using that available report, not a claim about October home sales.
Here's what that report showed.
13.75 months of inventory
Inventory was up 37.5% from the previous month.
In simple terms, there was more housing supply relative to the recent pace of pending sales.
That gives buyers more selection and potentially more room to compare properties.
It does not mean an individual home will necessarily take almost fourteen months to sell.
A properly priced, well-presented property can still attract serious attention.
47 days median market time
The report showed a median of 47 days for the relevant market-time measure.
That provides some context about the pace of the market, but it isn't a guarantee of how quickly a particular home will sell.
Location, condition, pricing, and competition still matter.
94.8% sold-to-list-price ratio
For the sales included in the reporting period, homes sold at approximately 94.8% of their listing prices.
That tells us something about the relationship between asking prices and completed sales.
It doesn't mean every buyer can expect the same discount.
Some properties may sell close to asking, while others need price adjustments or negotiations based on their condition and market positioning.
$795,000 median sold price
This is another number that needs context.
Murphys is a relatively small housing market.
When only a limited number of properties close in a month, the mix of homes sold can have a significant effect on the median.
A handful of higher-priced sales can move that number without necessarily meaning every home in Murphys has increased in value.
I wouldn't use one month's median to determine what a specific property is worth.
I'd look at the actual comparable sales, condition, location, and competition for that home.
Market data source and timing: Realtors Property Resource (RPR), Murphys, California Market Activity report dated September 1, 2026. The market trend figures above are for July 2026 and include single-family homes and condos/townhomes/apartments. RPR uses a rolling 12-month average of newly pending listings when calculating months of inventory. Figures may not reflect every listing source and are not property-specific estimates.
What does this mean if you're buying in Murphys?
If you're considering a home in Murphys, greater inventory can give you more opportunities to compare properties without feeling like you need to rush into the first one you see.
But don't let the numbers make the decision for you.
Look at the specific property.
Is the location right for how you want to live?
What condition is the home in?
What about water, wastewater, road access, insurance, and ongoing maintenance?
Those questions matter whether you're buying a primary residence or a second home.
And while the market's 94.8% sold-to-list-price ratio is useful context, it shouldn't automatically determine your offer.
A home that's priced realistically and in excellent condition is a different conversation from one that's been sitting on the market because it needs work or was initially priced too high.
The goal is to understand what you're buying and make an offer supported by the actual property and comparable sales.
There may be room to negotiate.
But that doesn't mean every seller has the same motivation.
What does this mean if you're selling in Murphys?
If you're thinking about selling, buyers having more options means your home needs to make sense compared with the competition.
Pricing and presentation matter.
And so does giving buyers enough information to feel confident about the property.
If there's deferred maintenance, decide whether it makes sense to complete the work before listing, price accordingly, or offer a specific solution.
Don't assume that because the median sold price was $795,000, your home should be priced near that number.
The median represents the properties that sold during the reporting period.
It doesn't tell us what your specific home is worth.
I'd rather look closely at recent comparable sales, currently available properties, and what buyers are responding to in your particular price range.
A thoughtful pricing strategy is more useful than chasing a town-wide median.
Murphys is more than a market report
One of the reasons people are drawn to Murphys is that there's something to enjoy here beyond the house itself.
The local events, familiar businesses, and community gatherings are part of what makes the area appealing.
But when it comes to real estate, I want people to understand both the lifestyle and the numbers.
The October calendar tells you what's happening around town.
The housing data gives you some context about the market.
And your own goals determine what any of it means for you.
Whether you're thinking about buying your first place in Murphys, looking for a second home along Highway 4, or considering selling a property you've owned for years, I'm happy to help you make sense of the options.
